Be a thoughtleader in functional areas with high levels of support andcollaboration. Routinely assess, monitor, measure, report on andrecommend needed changes to policies, procedures, processes andsystems use. Bridge communication between departments and serve asa liaison, focused on meeting the needs of all IRET departmentswhile maintaining focus on overall benefit and efficiency of theorganization.. Own the training platform for the entire fieldorganization and provide training to all IRET Regional Directors,Community Leaders and other team members. Manage all trainingprograms to include operations policies and procedures, systems andSOP training, role specific training, onboarding of new employees,compliance related training and leadership development. Lead bestpractice training initiatives in collaboration with SVP ofOperations. Periodically assess and review policies and procedures,compliance and other important training needs and makerecommendations based on business needs. Create, train and supportemployees in following organizational standards and participatingin developmental programs. Measure and report on training impactthrough use of scorecards and formal review.. Works closely withSVP Operations to identify and prioritize initiatives and projects.Self-directed and self-motivated. Prioritizes and sets deadlines.Assists others in prioritizing, setting deadlines, problem solving,etc. Requires a high level of initiative and a big picture focus.Directs the work of others. Implements the company’s vision andstrategy within the assigned property and directs the work ofothers to achieve company and department targets. Manages assignedprojects that include the oversight of operational policies,programs, practices, systems, and the training, development andsupport of field leaders and teams. Essential Duties andResponsibilities include the following. Other duties may beassigned.. Leadership:. Lead leaders and teams, without directleadership authority, to success, motivating them to deliverservices consistent with IRET Mission, Vision and Six Keys. Executehigh quality talent management including recruiting and hiring,training and development, scheduling, timekeeping & payroll,coaching and discipline, performance evaluation and goal setting..Collaborate with the Community Leaders and Regional Directors toalign priorities and measure performance.. Build and nurture aculture of continuous improvement.. Communicate concisely andeffectively to provide context, motivate teams, and shareinformation.. Exhibit strong interpersonal skills includingconfidence in self and others, inspiring and motivating others toperform well, effectively influencing actions and opinions ofothers, accepting feedback from others, giving appropriaterecognition to others, building morale and group commitments togoals and objectives, and demonstrating effective presentationskills.. Ensure that all team members comply with internalpolicies/procedures, department programs, training requirements,Fair Housing laws and all other applicable rules and regulations bysetting clear expectations, providing support and holding teammembers accountable.. Coach team members to continue their careerdevelopment and strengthen our talent pipeline.. Apply a broad andlong-term perspective to decisions based on daily operationalactivities to drive results.. Expected to belong to and/or serve oncommittees of local service clubs/organizations, charitable givingprograms, merchant associations, Chamber of Commerce, or otherbusiness networking groups. Expected to participate in serviceprojects, and to establish and maintain contacts within thecommunity to promote IRET.. Administrative:. Operations projectmanagement (as directed by SVP of Operations) relating to propertyoperations, enterprise systems and other enterprise wideinitiatives, including effective collaboration and coordinationamong IRET departments. Utilizing project management principles,lead and manage broad scope operations projects. Periodicallyreview operations efficiency and effectiveness within IRET.Identify areas of improvement and work collectively with all IRETdepartment stakeholders involved to initiate new programs,procedures, software, etc.. Policy creation, implementation,training, support and accountability. Communicate, train and followthe procedures in the Employee Handbook. Direct the periodic reviewof policies and procedures and make recommendations for additions,and revision and implement approved changes. Periodically reviewand report on company-wide compliance with policies and reportresults to Regional Directors and SVP of Operations.. Trainingleadership for operations leaders and teams to include assessmentof needs, crafting of training with use of outside resources,delivery and facilitation of training programs. Develops trainingprotocols for new Community Leaders, Regional Directors and/orother team members on all required IRET reporting, policies,procedures and expectations. Share perspective and insight withRegional Directors with all new Community Leaders in accordancewith training objectives. Manage the learning management system.Create and record virtual training videos, eLearning andfacilitated learning as required.. Employee development andengagement. Create and foster an environment in which employeesunderstand our expectations, are challenged by their work, haveopportunities for advancement and feel valued in the work that theydo. Other duties as identified or assigned. Expected to carry amobile phone, eligible for a monthly reimbursement or IRET issuedphone, according to company policy. Standard IRET laptop package,docking station, desk phone, printer etc.. Travel Required. Sometravel may be required.. Education & Experience. Required:.Bachelor’s degree in Real Estate, Management, Finance or BusinessAdministration or a related field, or equivalent experience. 10+years’ experience in property management or related industry isrequired. A minimum of 5 years supervisory experience is requiredwith experience managing managers preferred. Demonstrated successin leadership, team member development, team building and training.Excellent presentation, written and verbal communication skills.Expert level project management skills and the demonstrated abilityto manage multiple and complex operational matters concurrently/ona daily basis. Demonstrated ability to assess and identifyessential training and learning needs. Classroom and virtualtraining and facilitation skills. Ability to prioritize tasks toensure corporate goals and deadlines are met. Proven improvement ofprocess and operating results. Exceptional customer-service skills;demonstrated ability to maintain strong working relations on bothinternal and external clients. Knowledge, Skills, & Abilities.Language Skills – Ability to read and interpret documents such assafety rules, operating and maintenance instructions, MSDS sheets,and procedural manuals. Ability to communicate effectively withsupervisor, tenants and vendors.. Mathematical Skills – Ability toadd, subtract, multiply and divide. Calculate figures and amountssuch as proportions, percentages, area, ratios, circumference, andvolume.. Reasoning Ability – Ability to apply common senseunderstanding to carry out instructions furnished in written, oral,or diagram form. Ability to deal with problems involving severalconcrete variables in standardized situations.. Computer Skills –To perform this job successfully, an individual must be able toefficiently use and navigate on the internet and use web basedtimekeeping software.
